ESTATE MANAGEMENT

Tina Smith, the Park Manager and her team are committed to helping occupiers make the most of life at The Bridge.

Based at the Management Centre, which has been built at the heart of the site, the estate management team make sure that the site is safe, secure and that all the common parts are maintained to a very high standard.

Operating 24 hours a day, 7 days a week, the team is also responsible for the upkeep and security of the Fastrack Route 'A' as well as for safeguarding the ecology of the site including the retained habitat and the many protected species – such as water voles – that are flourishing at The Bridge.

The estate management team also provides valuable links between commercial occupiers and the growing residential community on site, ensuring that The Bridge continues to develop as an integrated mixed use community.

OPEN SPACES

Providing around 80 acres of public open space.

The Bridge has been sensitively designed to protect and enhance the natural environment. Alongside the more formal landscaped areas, the development includes retained wildlife habitat, sports facilities and three lakes, all of which are linked by a network of footpaths and cycle ways.

The lakes provide an ideal base for the Dartford and White Oak Triathlon Club, which runs a series of events on site throughout the Summer. For more information click here

Inspired by the open spaces of The Bridge, artist William Jordan is creating a sculpture trail across the site. Made principally from re-cycled and reclaimed materials, the sculpture trail offers an interesting new perspective on ideas of innovation and sustainability.

PROLOGIS

Prologis is the leading owner, operator and developer of industrial property globally with approximately 590 million square feet of modern distribution facilities in 21 countries across the Americas, Europe and Asia. This space is leased to more than 4,700 customers, who include manufacturers, retailers and third party logistics providers.

Prologis is one of the few real estate companies able to take a leading role in both global and regional markets – including the UK – as a property developer, owner and manager with sites that include award-winning office parks such as Prologis Park Coventry and Blythe Valley Business Park. Providing customers and investors with modern accommodation that is designed and built to high standards of sustainability, Prologis offers the development expertise required to build bespoke facilities that are designed to suit customers' exact needs.

BUILD TO SUIT DEVELOPMENT

The Prologis Approach
Prologis provides distribution and industrial buildings for many of the UK's leading companies and over the past 15 years, it has earned a reputation for delivering high quality facilities at strategic locations across the country.

One of the strengths of Prologis is its relationships with its customers, who it sees as strategic partners. Working closely with its customers through every step of the development process, Prologis ensures that facilities are designed and constructed to meet each company's specific requirements.

Understanding its customers' businesses, Prologis is able to develop innovative strategies that it knows will meet its customers' needs. Further, it not only has the funding to turn pioneering ideas into solid customer benefits, it also has the financial strength to invest in the future.

Retaining a long-term interest in its business parks, Prologis manages its facilities through an in-house team, allowing it not only to maintain an ongoing relationship with each of its customers, but also to play an active role in the local communities that each of its developments serve.

DELIVERY

Prologis can deliver commercial buildings within a short timeframe at The Bridge.

The site infrastructure is complete, each development plot has outline planning permission and the services have been installed.

As soon as detailed planning permission has been given, Prologis can complete an industrial facility, including generic fit-out, within 10 months of starting on site. For office buildings, companies should allow 12-15 months for delivery following the start of construction work.

The joint venture partnership between Prologis and Dartford Borough Council combines the strengths of the public and private sectors to create a robust delivery team that can provide high quality, sustainable business space on time and on budget.
